At Stellar Agent Services we manage the transaction from the day it goes binding until the day it closes!
Each transaction is different, but below is our general process:
- We make introduction calls/texts/emails to your Client, Co-op Agent, Lender & Closing Attorney letting them know we are on YOUR TEAM and will be helping with the transaction!
- Keep your client Opportunity/DotLoop/other transaction management systems organized and review all documents for completion (initials, signatures, names, binding/effective/acceptance date) and send fully executed copies to your Client, Co-op Agent, Lender & Closing Attorney.
- Send a Reminder of Important Dates to your Client, Co-op Agent, Lender & Closing Attorney and create calendar reminders for all Contract Deadlines.
- Review/Help Coordinate/Confirm Receipt of all Contract Special Stipulations items, amendments, etc…
- GA Agents: Generate FMLS Notice of Contract 117, send to FMLS and change the status of your listing in FMLS & GAMLS (if listing)
- Verify that the Earnest Money (and F511 if applicable) has been received and all parties receive a copy of the check and/or deposit ledger.
- Send/Request Utility Information.
- Generate your Commission Agreement and send the fully executed copy to the Co-op, Closing Attorney & Lender.
- We work with the Closing Attorney and your Client to ensure the Buyer’s/Seller’s Information Sheet is properly filled out and promptly returned to the Attorney.
- During the transaction we follow-up with the Co-op Agent, Lender & Closing Attorney on status of items needed to be addressed, outstanding amendments, approval of loan and clear to close status.
- Coordinate, Schedule and Confirm Closing Date, Time & Location. If applicable, we also make sure that the Closing Attorney sends secure and encrypted wiring instructions and we can also coordinate the transfer of proceeds from one Closing Attorney to another (if needed) for back to back closings with different Closing Attorneys.
- We schedule and confirm a final walk thru for you and your Buyers prior to closing.
- Confirm the Clear to Close with the Lender & Closing Attorney
- Remind you to pick up the Earnest Money check for closing (if applicable)
- GA Agents: Generate FMLS Notice of Closing 118 and send to FMLS and change the status of your listing in GAMLS.
